What are the documents required for a real estate developer when registering a project with RERA?

The following documents are required when registering a project with RERA.

  • Project details such as name, address, type, names and photos of promoters etc.
  • Details of projects already launched by a real estate developer and their status (in the previous 5 years).
  • Approval and commencement certifications are obtained separately from the relevant authority for each phase of the project.
  • Details of the approved layout plan, a development plan for the project and basic facilities like drinking water, electricity etc. are available.
  • The agreement for sale, allotment letter, and conveyance deed are to be signed with the consumers.
  • The location of the project with a clear boundary of land for the project.
  • Details of open spaces such as terraces and balconies.
  • Number, Type and Carpet Areas of Units to be sold to the buyers.
  • Details of allied engineers, contractors, architects and intermediaries in the project.
  • A statement that the project land has been certified and verified and the developer has a legal title to it.
  • Written notice that the project will be completed within a specified period and 70% of the funds received from customers will be credited to the dedicated escrow account, and this amount can only be used for a specific project.
