India’s Secondary Real Estate Market Poised to Achieve 43% Share by FY25

The secondary real estate market in India is experiencing significant growth, with its market share increasing from 38% pre-pandemic to 43% by the Financial Year 2025(FY25), according to a report by real estate consultancy firm Square Yards. The secondary market involves the buying and selling of properties that have been previously owned or occupied, offering buyers the advantage of ready-to-move-in homes, often located in prime and well-established areas.

In volume terms, the secondary real estate transactions in India grew significantly, from 1.22 lakh units in FY 2019 to 2.33 lakh units projected for FY 2025. This steady rise highlights the increasing preference among buyers for properties that are immediately available for possession, eliminating the risks associated with under-construction projects and offering a faster settlement process.

Tanuj Shori, CEO and Founder of Square Yards, emphasized that the trend indicates a broader shift in consumer preferences. He stated that the growth in the secondary real estate market is not limited to primary demand alone. Buyers are showing a strong inclination toward ready-to-move-in homes, especially those located in well-connected and developed neighborhoods, driving more activity in the secondary property segment.

This shift toward the secondary real estate market is also seen as a response to changing lifestyle needs post-pandemic, where buyers prioritize immediate ownership, security, and better location advantages. With increasing urbanization and improved infrastructure across key cities, the secondary market is set to play an even more critical role in India's real estate landscape. As FY25 approaches, industry experts expect the secondary segment to continue expanding, offering lucrative opportunities for both buyers and sellers in the real estate sector.
