Officials announced on Tuesday that the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) will incorporate artificial intelligence (AI) into its e-Courts quasi-judicial processes, with the goal of streamlining complaint filing for consumers. The implementation of AI and machine learning (ML) is expected to aid in various aspects, including complaint filing, case filtering and prioritization, notification to complainants or officials, and case tracking.

According to officials, the Real Estate Regulatory Authority (RERA) has recently issued an expression of interest (EOI) to encourage experts and agencies to submit applications for developing a new project. The ultimate objective is to transform RERA into a smart court that efficiently handles real estate sector-related issues.

Chairman Rajive Kumar of UP RERA stated that their objective is to leverage cutting-edge technologies like AI, ML, and natural language processing (NLP) to establish RERA as a smart court. The aim is to ensure that the authority can handle complaints in a fair, transparent, and expeditious manner. By incorporating artificial intelligence, RERA will be able to operate efficiently and seamlessly, even when dealing with complex complaints or tasks. The implementation of AI will facilitate the analysis of large volumes of data, enabling rapid machine learning, utilizing neural networks, recognizing patterns, engaging in self-learning, applying predictive analytics, leveraging data science, and exploring various other areas.

According to RERA, the ongoing pandemic has led to an increased trend of homebuyers resorting to digital complaint filing, as e-courts have been the prevalent method for almost three years amidst these challenging circumstances. The RERA website provides comprehensive information regarding the necessary qualifications, submission guidelines, objectives, scope of work, and evaluation criteria for the project. A RERA official explained that consultants can submit their proposals through the online form available on the RERA web portal. Once the applications are received, RERA will adhere to the established protocols, including requesting presentations and subsequently selecting the proposal that meets the specified criteria.

Following the implementation of the RERA Act in 2016, the Uttar Pradesh government introduced a dedicated website in July 2017 for buyers to file complaints. To initiate a complaint, buyers are required to pay a fee of ₹1,000 and can anticipate a resolution within 60 days. As a response to the pandemic, virtual courts were established to accommodate complainants, resulting in a complete digital transition. By leveraging new technologies, RERA strives to improve its performance and efficiently address issues in a timely manner, ensuring effective service delivery to consumers.
