Rising Trend: More Women Investing in Real Estate

An emerging trend shows that an increasing number of young women are expressing interest in property investment.

The current demand for real estate is primarily being driven by young and early earners, and this demographic is being further bolstered by an increasing number of young women who are entering the workforce early and earning higher salaries. This challenges the conventional belief that property investment is predominantly a male-dominated field.

Industry experts suggest that young women are actively seeking avenues to increase their wealth. A prominent builder with projects in the city explained, "Investing in real estate can offer them a stable and enduring financial return, which can aid in securing their future."

Divya Shah is a woman who has chosen to invest in property. "Real estate is a constantly booming industry, and investing in property is a fail-safe option. In my opinion, it is a superior investment option compared to jewelry or any other asset," explained the 26-year-old lawyer.

Tarini Singhal, a 24-year-old content writer, cited her desire to secure her future as the driving factor behind her decision to invest in property. Her father supported her in this decision, and Tarini explained, "While a small portion of the investment came from my own earnings, the majority was funded by my father."

Subhashini G, Director of Sri Supraja Infracon, highlights that young women are making smart investment decisions by allocating a portion of their earnings towards purchasing land or apartments, which are expected to generate significant returns in the future.

Due to their increased confidence and knowledge in investment matters at a young age, women are becoming more inclined towards taking calculated risks and making informed decisions regarding their investments. "For investments ranging from Rs. 20 lacks to Rs. 30 lacks, they are purchasing open plots, while for budgets of Rs. 50 lakh and above, they are opting for flats," explained Subhashini.

Investing in real estate gives these young women a feeling of ownership and control over their finances. Divya explained, "It has made me feel more independent, strong, and confident. Such investments bring in positivity and motivate me to work harder and achieve more."

The majority of Indian Women Favor Real Estate Investments Over Others

A recent Consumer Sentiment Survey conducted by Anarock indicates that women in India are increasingly opting to invest in real estate over traditional assets such as gold. This trend is particularly significant, given the record-high levels of housing sales in the country, with women emerging as a crucial homebuyer segment.

The Anarock Consumer Sentiment Survey also reveals that gold is losing its appeal among women investors, with real estate emerging as their preferred investment option. At least 65% of women homebuyers now prefer to invest in real estate, while 20% opt for the stock market. Only 8% of women surveyed favored gold, and 7% preferred fixed deposits (FDs).

Anarock's findings also reveal that 36% of women homebuyers have a budget ranging from Rs. 45 lacks to Rs. 90 lacks, while 27% prefer premium homes priced between Rs. 90 lacks to Rs. 1.5 crore. Additionally, 20% of women homebuyers prefer luxury homes that are priced above Rs. 1.5 crore.

The survey indicates a shift in the ratio of women purchasing properties for end-use versus investment. The previous survey showed a ratio of 82:18, whereas the current ratio stands at 77:23.
