Tech professionals are increasingly shifting from Bengaluru to Mysuru, seeking respite from the IT capital’s traffic congestion, soaring property prices, and deteriorating air quality. Drawn by cleaner surroundings, better infrastructure, and comparatively affordable housing, many hybrid and remote workers are finding Mysuru an ideal balance between work and lifestyle. With the Bengaluru–Mysuru expressway enabling easier commutes, the city is no longer seen as a distant alternative but a realistic second-home or permanent relocation choice.
Once known as a pensioner’s retreat, Mysuru is transforming into a hotspot for urban professionals who value peace, greenery, and cultural charm without losing access to modern amenities. Prime localities such as Saraswatipuram, Jayalakshmipuram, and Hebbal are witnessing surging interest from Bengaluru-based buyers. Property prices for MUDA-approved plots here range from ₹4,500 to ₹7,000 per sq ft, with 2BHK apartments starting at ₹60 lakh and rentals between ₹30,000 and ₹45,000 per month. Southern areas like Bogadi and Nanjangud offer larger spaces at lower rates, while neighbourhoods like Gokulam and Lakshmipuram provide cultural proximity with more affordable rents.
The city’s northern belt, especially around Hebbal’s industrial corridor, is emerging as an IT hub, fueling both residential demand and infrastructure development. Popular investment zones include Ring Road and peripheral layouts such as Vijayanagar Stage 2 and Stage 3, with MUDA-approved plots starting at ₹50–70 lakh. Experts note an annual appreciation rate of 15–20% in select areas, making Mysuru attractive for both end-users and long-term investors.
Developers are expanding aggressively in the region. Brigade Group’s Joint Development Agreement for a ₹225 crore project highlights the city’s growing real estate potential. Other big names, like Century Real Estate, are also planning new launches. These developments underscore Mysuru’s rising appeal as a viable alternative to Bengaluru’s overheated property market.
Infrastructure upgrades are a major catalyst for this trend. The Bengaluru–Mysuru expressway has drastically improved travel time, making it feasible for hybrid workers to live in Mysuru while maintaining ties with Bengaluru offices. Future projects like the proposed Rapid Rail Transit System could reduce travel to under 70 minutes, further enhancing the city’s connectivity and appeal.
As lifestyle preferences shift, Mysuru is poised to emerge as one of Karnataka’s most dynamic real estate markets—offering cleaner air, cultural richness, and strategic connectivity, all at a more affordable cost compared to Bengaluru.
