Mindspace Business Parks REIT has strengthened its presence in Hyderabad’s commercial real estate market by pre-leasing a 530,000 sq. ft building at its Mindspace Madhapur campus to Chalet Hotels Ltd for a premium luxury hotel development. The ₹350 crore investment underscores the REIT’s strategy of enhancing value within its integrated business parks by introducing high-quality, complementary mixed-use assets. The project is scheduled for completion by the end of FY28, aligning with long-term growth plans in one of India’s most dynamic office markets.
The upcoming mixed-use development will feature a 330-room luxury hotel along with ancillary commercial space, reinforcing the campus’ positioning as a comprehensive live-work-play destination. The property will be developed through the REIT’s special purpose vehicle, K. Raheja IT Park (Hyderabad) Ltd (KRIT). Under the agreement structure, KRIT will be responsible for constructing the building shell, while Chalet Hotels will manage interior fit-outs and operationalization of the hospitality and related facilities.
Chalet Hotels, backed by K Raheja Corp, brings established hospitality expertise to the collaboration. The long-tenure lease agreement, featuring built-in rental escalations, provides predictable and stable revenue visibility for the REIT. This structure reflects a growing trend in India’s commercial real estate sector, where institutional landlords are integrating hospitality and retail assets to create stronger ecosystems within office-led developments.
Mindspace Madhapur remains one of Hyderabad’s oldest and largest integrated business park campuses, spanning over 13 million sq. ft of premium office space. The campus already hosts three Westin-branded hotels and the Inorbit Mall, serving a professional population exceeding 100,000. The addition of a third hotel will further elevate the destination’s appeal for multinational corporations, business travelers, and enterprise occupiers seeking premium infrastructure and lifestyle amenities.
According to company leadership, the project aligns with a broader strategy to enhance long-term asset value by strengthening the ecosystem within established commercial hubs. By combining development and asset management capabilities with a proven hospitality operator, the initiative is expected to enhance tenant retention, attract new occupiers, and support sustainable rental growth.
