The Defence Ministry has raised objections to Godrej Properties' residential project, the Godrej Reserve, currently under construction in Mumbai. The ministry has called for the suspension of the project, which boasts an estimated revenue potential of Rs 7,000 crore, citing its proximity to the Kandivali complex of the Central Ordnance Depot (COD).
The Godrej Reserve project spans an 18.6-acre land parcel. According to the company's FY24 regulatory filing, the developer has already launched approximately 1.91 million sq ft, with bookings for 1.51 million sq ft worth Rs 2,693 crore.
The Defence Ministry's demand for a 'stop-work notice' has been communicated to the building proposal department of the Municipal Corporation of Greater Mumbai (MCGM). The ministry's note highlights that the project site is located within 500 meters of the Kandivali complex.
Responding to the objections, a Godrej Properties spokesperson stated, "As a responsible developer, all our projects commence post grant of appropriate and necessary approvals from concerned authorities. In this case too, all requisite approvals from concerned authorities and RERA (Real Estate Regulatory Authority) are intact. We have not received communication from any concerned authority citing any non-compliance on our part."
The COD referenced the Union government's May 2011 guidelines, which prohibit construction activity within 100 meters of any defense establishment. Furthermore, the guidelines stipulate that construction up to a maximum of four storeys is permitted within 100-500 meters of the periphery, provided a no-objection certificate (NOC) is obtained from the Defence Ministry
