Hyderabad KPHB Land Auction Nets ₹547 Crore for Telangana

An acre of prime land in Kukatpally Housing Board (KPHB), Hyderabad, was recently auctioned for a record ₹70 crore per acre. The Telangana Housing Board successfully generated a massive ₹547 crore from the sale of 7.8 acres through an e-auction conducted on Wednesday, August 20, 2025. This event highlights the rising demand for premium land parcels in the city and the growing interest of top real estate developers in Hyderabad’s property market.

The auction notification was released a month earlier, attracting participation from leading real estate giants including Godrej Properties, Aurobindo Realty, Prestige Estates, and Ashoka Builders. According to Telangana Housing Board vice-chairman V.P. Gautham, the offset price was initially set at ₹40 crore per acre. However, due to strong competition, the bidding lasted for three hours and witnessed 46 increments before the final sale. The land was ultimately acquired by Godrej Properties, further marking the company’s strategic expansion in Hyderabad.

Officials stated that the revenue earned through this land auction will be utilized for public welfare. The Telangana government plans to direct these funds toward the construction of affordable housing for the poor and middle-class families. Beneficiaries of the Indiramma housing scheme are expected to receive financial assistance of ₹5 lakh each for the construction of their homes, ensuring that the benefits of the land monetization initiative are passed on to the common people.

In addition to the land auction, the Rajiv Swagruha Corporation also sold three incomplete towers, which included two in Pocharam and one in Gajularamam townships. These towers were sold for ₹70.11 crore, further contributing to the government’s efforts to generate revenue from existing assets. This step is expected to reduce project backlogs while unlocking value for developmental programs.

The successful auction at KPHB has once again positioned Hyderabad as a hub for high-value real estate investments. The participation of major national realty firms underscores the city’s growing importance as a preferred destination for developers and investors alike. With the Telangana government channeling the proceeds toward affordable housing projects, the move strikes a balance between revenue generation and social welfare, ensuring that economic growth benefits all sections of society.
