Tellapur, once thought of as a remote area on the fringes of the city, is now growing as a residential hub supported by initiatives to improve road and rail connectivity. In addition, the burgeoning IT industry, Tellapur's proximity to the city's IT centre, and its status as a satellite town of Ramachandrapuram Mandal has made it a popular place for tech company personnel to relocate.
Due to its development the presence of offices for companies like Facebook, Deloitte, HSBC, Optum, Qualcomm, Wipro, Infosys, Cognizant, and Novartis, among others, raises the value of the real estate in Tellapur and the surrounding areas.
Realtors reported that many homebuyers, particularly IT workers, have expressed interest in Tellapur. Before expanding the city's IT industry, the real estate boom was thought to be restricted to neighbourhoods like Lingampally, which is located 5 km away. Still, it has spread, they claimed, adding that further real estate growth is anticipated in the area soon.
According to Rajashekar Reddy, general secretary of CREDAI, many residential options are now offered in Tellapur for an average price of Rs 7,000 to Rs 8,000 per square foot. He added that a 3BHK is currently being sold at rates above Rs 1.5 crore, while a 2BHK with a space of 1,000 sq ft to 1,200 sq ft costs around Rs 1.2 cr.
A few builders have expressed interest in developing commercial complexes and multiplexes in Tellapur.
Well- Connected
Residents can quickly get to any location in the city thanks to the nearby Miyapur Metro Station and Telangana State Road Transport Corporation (TSRTC) buses. Tellapur is situated 15 kilometres from Madhapur, roughly 30 km from the Secunderabad railway station, and only 30 minutes from Rajiv Gandhi International Airport. It also has adequate road access to other sections of the city.
The South Central Railway (SCR) has also planned to offer MMTS connectivity to the region in response to rising demand. Ten kilometres away, Miyapur can be reached via Lingampally, and Kollur can be reached via the ORR. The government is already constructing high-quality roads, and numerous Foot over Bridges (FoBs) are anticipated.
