The AP Real Estate Regulatory Authority (RERA) has fined GCON Urban Builders in Visakhapatnam ₹42,000 for breaching regulations.

A flat owner lodged a complaint against the builders, alleging that they sold a unit with a smaller carpet area than promised.

Chetti Satya Venkata Jagan Kumar Raja (Jagan) stated that his mother, Chetti Lakshmi Bhai, a 62-year-old widow of an Army officer, filed a petition against Gottumukkala Satyanarayana Raju and Gottumukkala Siva Ram of GCON Urban Builders.

In October 2018, Jagan purchased a residential duplex flat in the Bay Ridge project from Satayanarayana Raju and Sivaram, with the registered sale deed indicating an overall area of approximately 2,884 sq ft, including a net usable area (carpet area) of 1,997 sq ft. However, according to a revised statement from GVMC, the carpet area was found to be 1,825.5 sq ft, resulting in a notable difference of 172 sq ft.

The AP Real Estate Regulatory Authority (RERA) has fined GCON Urban Builders in Visakhapatnam for violating RERA Act provisions. They have been instructed to refund the excess area charges for the flat and execute necessary deeds in favor of the complainant. Additionally, a penalty of ₹42,000 has been imposed on GCON Urban Builders.

Sub-inspector S Santosh Kumar of Three Town police station confirmed the registration of a cheating case against GCON Builders under IPC Sections 420 and 506 r/w 34, following Chetti Lakshmi Bhai's complaint. The investigation is ongoing.
